What we do
Most projects need more than one trade. A building comes down, the foundations come out, the soil underneath turns out to be unusable, the utilities need relocating, and somebody still has to haul the debris away and leave a site somebody can build on.
Sullivan Excavating handles that whole sequence with its own crews and equipment, and works alongside Sullivan Disposal Service and Hilltop Landfill for containers, hauling and eligible disposal. Fewer contractors on site means fewer gaps in the schedule and one company accountable for the result.

From single commercial buildings to multistory reinforced-concrete structures and full industrial plants. Sullivan plans the sequence before anything moves, so the things that have to stay standing do.
Excavation & site development
Clearing, cutting, filling and grading a site so the next contractor can start on schedule. Sullivan handles complete site packages or individual scopes.
Underground & concrete structures
Utilities, drainage and structural concrete — installed to specification and inspected before anything gets covered up.
Difficult conditions
Straightforward demolition on an open lot is the exception. Sullivan spends most of its time on sites where something nearby has to be protected — and that’s where the planning earns its keep.
Buildings still in use next door, sometimes within a few feet. Sequencing, monitoring and physical protection keep the neighbors in business while the work proceeds.
Active power, gas, water and sewer lines, public streets and intersections. Sullivan coordinates disconnections, closures and detours with the utilities and transportation authorities before work starts.
Historic façades, shared walls and adjoining wings. Selective demolition and controlled saw-cutting remove what has to go without touching what stays.
Asbestos coordination and hazardous-material management are built into the project plan, with dust suppression and regulated debris handling throughout.
Basements, sub-basements, deep crawl spaces, old foundations and unsuitable soils. Sullivan removes, backfills and compacts so the site is genuinely buildable.
Schools in session, hospital campuses, downtown blocks. Work gets staged around the hours and access the site actually allows.
Public sector
A significant share of Sullivan’s work is public: federal contracts with the U.S. Army Corps of Engineers, condemned-structure programs for cities, county agencies, land banks and school districts. That work comes with documentation, coordination and public accountability that private jobs don’t.
Proof
Project records with the actual constraints, the approach and the outcome — including two six-story towers taken down beside occupied buildings, a historic school façade preserved intact, and a wastewater treatment plant removed down to the sub-basements.
